Homeowners choose to remodel for many reasons. Whatever they are, two goals are paramount when it comes to residential remodeling: updated function and improved aesthetic.

ChesapeakeHome’s annual coverage of the Home Builders Association of Maryland Remodelor’s Council (HBAM) Awards of Excellence and the Maryland Improvement Contractor’s Association (MICA) ROYAL (Remodeler of the Year) Awards are a perfect illustration of these goals. So whether the homeowners called upon these award-winning remodelers and contractors for space to accommodate a growing family, to improve first-floor traffic flow, to better entertain company, or, in one case, to save a home that had been in the family for over 80 years, they got the floor plan they needed in the style that they’d always hoped for.

ARDO CONTRACTING
MICA Royal Award
Residential Kitchen Under $100,000

Needing more space and improved traffic flow, this family of five turned to ARDO Contracting to provide a more open floor plan and additional storage and counter space. The new kitchen takes advantage of the natural light and views of the adjacent sunroom, and allows easier access to the refrigerator, sink, and dishwasher without interfering with meal prep areas. Bathroom Renovations Under $50,000

The owners of this home wanted two things for their new bathroom: more space and an updated look. By extending this bathroom by 10 feet, Starcom Design/Build was able to give these homeowners enough room for an oversized shower and his-and-hers vanities without compromising any closet space. Kitchens with Additions $450,000 to $500,000

The small rooms and poor circulation of this house’s original floor plan were leaving these homeowners feeling severely cramped. With a five-foot extension onto the back of the house and the removal of a small fireplace, the main living area was opened up and made more livable. In the meantime, the size of the entryway between the breakfast room and family room was doubled to open the spaces to one another as the kitchen was enlarged and an existing south-facing dormer was made into a skylight to allow more natural light to filter into the room. KITCHEN SAVER
MICA Royal Award
Residential Specialty Over $25,000

The owners of this Ellicott City, Maryland home had resided there for almost 25 years, and—save the addition of granite countertops and new tile floors in 2002—had never updated the kitchen. By refacing their construction grade oak cabinets with cherry and applying a cordovan stain and sable glaze (and adding a few custom cabinets), Kitchen Saver rescued the couple from having to pay twice for granite countertops. With such finishing touches as under-cabinet lighting and simple and modern nickel hardware that complements the intricate mitering of the cabinet doors and mimics the new stainless steel appliances, Kitchen Saver gave these homeowners a kitchen with improved style and function. ADR BUILDERS

Residential Addition

For a family that loves entertaining and gardening, the original layout of their home was not meeting their needs. The original kitchen was divided into a cluster of small areas and there weren’t enough doors allowing access to the outdoors. ADR Builders transformed the kitchen into a roomier space with better flow and added an informal seating area for everyday use. They also separated the dining room from the kitchen for when the homeowners host formal gatherings. By removing the wall between the kitchen and patio and building an addition off of that existing patio, ADR Builders provided the family with a better connectedness to their backyard and garden. And, the addition of a mudroom gives the family easier access to the outdoors, while helping to keep the kitchen free of dirt from the garden. Photo by Alan Gilbert

WALL TO WALL CONSTRUCTION

Additions & Alterations $200,000 to $225,000

While this 1940s Dutch Colonial was architecturally interesting, Wall to Wall Construction was met with the challenge of expanding the layout to make room for a larger family. The new design yielded a spacious great room with dining area, a powder room, a second story master suite, and a restructuring of space to allow the children to have their own rooms. DELBERT ADAMS CONSTRUCTION

Additions & Alterations $250,000 to $300,000

To transform this 1960s home into a place more conducive to entertaining guests, Delbert Adams Construction made enhancements to both the interior and exterior of the structure. The second floor received a major facelift with the removal of the master bedroom’s exterior wall to create an oversized master closet and study. The second floor balcony was converted into a new laundry room, and the space below is now home to a screen porch where the homeowners retreat to relax. Additions & Alterations $300,000 to $325,000

To open up this home, Robert Kutner Associates created an addition that allowed for an abundance of natural light and increased overall square footage. The newly renovated living area now has a beautiful view of the property’s courtyard, while the addition of walk-in closets and an airy sunroom, as well as the enlargement of the master bath, have made the home feel more spacious. Detached Garage & Interior Alterations
$450,000 to $500,000

In addition to various interior alterations, the owners of this home—which sits on a slope in a narrow cul-de-sac—wanted a garage with an entrance closer to the street. In addition to this garage project, the McCloskey Group made various modifications to the property, including the reconstruction of an enclosed porch, the new construction of a rear deck with clear view rails, and updating the outdoor structures. Inside, they were met with the task of moving the kitchen to the rear of the house, enhancing the mudroom, and creating an additional level to the home in order to thoughtfully incorporate the new entrance, which is now not only more practical, but makes a bold and elegant statement. Family Room Additions $190,000 to $225,000

An addition to the front of this 1880s rustic log home was the remedy for this house, which was architecturally interesting, but lacked enough space for the homeowners to entertain guests. A fireplace was built from existing site stone so that it seamlessly blends with the existing structure. Library Addition $250,000 to $300,000

By filling an existing swimming pool in the backyard, Owings Brothers Contracting was able to add onto this home a library including a full basement for the homeowner’s studio. Interior and Exterior Alterations $275,000 to $300,000

The owners of this 1950s waterfront property wanted to give their home the facelift it needed without disturbing the environment or existing landscape. New insulation was installed and the home was made to be more open while preserving the unparalleled water views. Home Professionals also designed an entirely new master bedroom and bath, adding a new roof and a rear upper porch to again capitalize on the breathtaking view, this time with an exterior structure that gives the home a retreat-like quality. Entire House Remodeling

A familiar setting for Thomson Remodeling Company, this house had been a past project for the company with the previous homeowner! They were able to give the new homeowners everything they needed: a larger kitchen, a guest room/office, a mudroom, extra storage and closet space, and a more interactive and open floor plan overall. To accomplish this, Thomson Remodeling Company built over a previous addition, added large windows and skylights, and created new flow patterns on the first floor by moving and expanding doorways. HARVEST CONSTRUCTION

Residential Historical/Renovation/Restoration

In renovating this early 20th century Victorian home, Harvest Construction had to accommodate a growing family under the strict guidelines mandated by the Gaithersburg, Maryland Historic District. To solve space dilemmas, Harvest Construction removed a previous single-story rear addition and built a two-story addition with full basement, screen porch, and detached garage; re-envisioned the first floor to include an enlarged kitchen with pantry, a family room with fireplace area, a powder room, a side entry foyer, and a new stairway; and altered the second floor to include a master bedroom and bath, generous storage space, and an additional bedroom. Outside, Hardiplank siding was installed to replicate the home’s original German clapboard siding. Inside, trim and casing were custom milled to match the existing turn-of-the-century profiles. Finally, to unite old with new, a cantilevered roof and side access door with small porch was added, distinguishing it as the primary entranceway to the home. Photo by Karyn Ryan

VAN DEUSEN CONSTRUCTION CO.

Basement $200,000 to $250,000
and MICA Royal Award Residential Interior

For the interior remodel of this home, Van Deusen Construction Company created the ultimate basement, complete with a bar, media room, gaming area, exercise room, storage area, and guest quarters with a full bath. The bar has “an old world charm with a contemporary flair,” and has every amenity a bartender would need: a dishwasher, Wine Captain®, icemaker, and beverage cooler. For the exterior, an outside entryway was designed to mimic and blend with the existing structure, while an enlarged patio provides ample outdoor entertaining space. Photos by Larry Canner

JFK CONSTRUCTION SERVICES

Whole House Renovations $500,000 to $600,000

Built by the current owner’s grandparents as a summer getaway home, this 1921 waterfront cottage is now a house designed for full time living. After leveling and plumbing the entire house, JFK Construction Services designed a great room with panoramic views of the Chesapeake Bay, and extended the first floor on both sides to create a bedroom suite and modern kitchen. Preserving as much as they could from the initial structure, JFK Construction then repositioned and raised the original brick fireplace and restored and repurposed 86-year-old vertical grain heart pine to match the existing hardwood floors. On the second floor, the roof and walls were removed and raised to allow for more usable space, and a deck and split staircase were added for easier access. In the end, JFK Construction built a home with all the modern amenities of 21st century life while preserving the nostalgia and architectural details of the original design. Photos by Erin Bogan

Outdoor Living Specialty $25,000 to $35,000

To improve his golf game, this homeowner desired a personal golf green in a most convenient location: his backyard. After removing all existing sod and groundcover, Brothers Services installed a synthetic putting surface with surrounding synthetic turf. Along with sand bunkers and undulations, the putting surface is designed to be an ongoing challenge and allow the player to continue improving his short game. Outdoor Living

Desiring a greater connection to the outdoors, these homeowners turned to Gilday Renovations to create an outdoor living area that enhances their existing dining room. Not only does the addition allow the family to spend more time enjoying the outdoors, but it creates a natural, circular traffic flow that’s perfect for when the homeowners entertain—from the dining room to screen porch to patio to kitchen and back to the dining room, the addition acts as a perfect transition from indoor to outdoor space.
