In today’s housing market, more and more homeowners are opting to stay put and improve their existing homes-a trend that is resulting in more and more high-quality renovations, additions, and remodeling projects throughout the region.

This year, ChesapeakeHome’s annual coverage of the Home Builders Association of Maryland Remodelor’s Council (HBAM) Awards of Excellence and the Maryland Improvement Contractor’s Association (MICA) ROYAL (Remodeler of the Year) Awards features more variety than ever. With projects ranging from second level additions, whole house renovations, and luxury baths to fantasy decks, exotic porches, and gourmet kitchens, the selected winners we feature below are sure to inspire your renovation dreams.

With four Awards of Excellence, Baywood Design/Build Group was one of this year’s top winners. Winning projects include a bathroom, two renovations including kitchens, and a stunning screened porch. Winning the Bathrooms $50,000 to $100,000 category is a luxury bathroom featuring a maintenance-free custom shower constructed with walls of solid granite, midnight black vanities with “rain” glass, and classical trim.

The Kitchen with Addition $125,000 to $200,000 category winner required the removal of virtually all interior partitions and the ceiling of a 1970s traditional house to create a dramatic kitchen and great room. The feeling of openness and expansiveness was created by a cathedral ceiling and the installation of stacked skylights. Contemporary “Milan” style cabinets with a glass tile backsplash brought about the total transformation of this project.

Another Kitchen with Great Room Addition, this time in the $250,000 to $300,000 category, took top honors for dynamic design and quality construction. By reestablishing and combining what were once two separate rooms, Baywood created one large room where the homeowners can entertain friends and create wonderful gourmet meals. To enhance the relaxed retreat, a contiguous greenhouse/conservatory adjacent to the open kitchen was added.

The award for Screened Porch $100,000 to $125,000 was given for a screened porch designed to replace one that was small, dark, and unsatisfactory to the homeowners. The new porch provides panoramic views of the nighttime sky-the custom “sky roof” allows sun, moon, and star light to spread throughout the spacious porch.

Sister companies Owings Home Services and Owings Brothers Contracting garnered three Awards of Excellence for two outdoor living spaces and an interior renovation with kitchen.

In the Decks $50,000 to $100,000 category, Owings Homes Services took the prize for a waterfront pool deck with significant elevation changes. Careful attention was placed on blending the existing landscape with new materials.

Owings Home Services was also recognized with an Award of Excellence in the Interior Alterations with Kitchen $150,000 to $200,000 category. The renovation of this kitchen combines functional cooking, prep, and dining areas with an open living area designed to accommodate large family gatherings.

Owings Brothers Contracting created the award winning Screened Porch $50,000 to $100,000 for homeowners looking to enjoy insect-free evenings in a new outdoor living space. The structure was designed to fit perfectly in the rear corner of the existing home. The shed roof gives the project architectural balance and the neutral colors and finishes complement the existing landscape. Natural stone flooring maintains an earthy feel.

The new space in this home was designed to include a large master bedroom suite, a luxurious master bath, new laundry room, powder room, and a gallery from the existing structure. This new addition added an abundance of natural light and created a pleasing exterior courtyard effect.

WALL TO WALL CONSTRUCTION

Exterior Alteration $50,000 to $100,000

To update the exterior architectural design of the house, Wall to Wall constructed new rake extensions, pigeon ledges, tumbled paver walkways, and a covered stone porch which allows for additional outdoor living space. Cedar siding, metal roofing, carriage garage doors, board and batten shutters, and craftsman columns all add to the finished design. The combined renovations enhance the curb appeal of the house and bring the overall style of the home in line with those represented by many newer communities.

STARCOM DESIGN BUILD

Specialty Construction $125,000 to $175,000

For a pet lover who wanted a convenient place to house and care for her horses, Starcom constructed a stable that not only meets the needs of the owner but also blends with her existing home and the surrounding natural woods. The beautiful black, powder-coated hardware is an eye-catching contrast against the wood. The cupola on the roof, complete with a horse weathervane, adds distinction.

Two-Story Additions $300,000 to $350,000

While adding significant space for a growing family, Plumb Construction also transformed the entire appearance of this home. Adding to and remodeling a second floor allowed for the creation of a large master suite with a luxury bath and large closet. The addition behind the garage accommodates a first floor laundry and pet room needed to bring three active dogs in from the outdoors. The new larger kitchen is more open and a peninsula separates this room from the family area. Patio doors and new glass panels were added in the front and rear of the new family room addition to achieve a sense of volume and light.

Whole House Renovation $375,000 to $525,000

This whole house renovation created many new spaces where the homeowners can relax and enjoy family and friends. To preserve existing trees on the property, careful consideration was taken with the design. Changes and additions include a new master bedroom suite with a luxury bathroom, a finished basement with bath and entertainment center, a redesigned kitchen, a new attached garage, and two new fireplaces.

TAYLOR-REED BUILDERS

Whole House Renovation $750,000 to $900,000

To breathe new life into an outdated rancher, Taylor-Reed Builders worked with homeowners on a comprehensive renovation that would modernize and update the house while maximizing a spectacular view. New dormers were added and transoms were installed above existing windows to bring light and views to the interior of the house. A new glass entry system covered by a timber-framed portico was added to the front of the house and a second staircase was created to improve flow and enhance the sense of openness. New exterior trim and siding, interior custom doors, trim, built-ins, cabinetry, finishes, and fixtures were added throughout. A stone patio and walkways were added to expand the living area to the outside, and custom cedar fencing was built on site to enclose the new landscaping and water feature at the front entrance.

Entire House Remodeling Over $500,000

To create more room for a growing family that did not want to move, Touse Remodeling more than doubled and enhanced this home’s existing living space. The homeowners can now carry on their daily business with his and her offices. Children can do homework at the three computer stations with study space in the family room. And when the workday is done, they can enjoy their new media room, hot tub room, dry sauna, wine room, and pool as a family. Innovative features of this custom designed remodel include a new high-tech boiler system and a double helix spiral staircase made of clear hard maple.

Outdoor Living

This unique rain garden by River Crest Design Build is designed to create a multi-seasonal outdoor space that allows plenty of natural light into the family room and does not compromise interior views to the surrounding woods. The installation of a metal roof provides a cover for the deck while allowing rainwater to flow off of it into the rain garden along a pair of rain chains. An opening at the front end of the garden’s basin channels the water along a trough, where it cascades into a dry well containing river rocks.

Entire House Remodeling $250,000 to $500,000

What began as a simple basement remodel quickly turned into a quest to bring the outdoors in to this 1960s rancher. Leaving few rooms untouched, Van Deusen Construction worked to improve the overall flow of the home, creating transitions between new and existing spaces. In addition to performing facelifts on existing quarters like the kitchen and basement, Van Deusen created brand new rooms, including a bath, laundry area, screen porch, and patio.

Entire House Remodeling Under $250,000

With little room for expansion in this semi-detached home, Thomson Remodeling had to rely on a little ingenuity and a lot of color when the time came to revamp this Roland Park home. Because they couldn’t go much bigger, they went much brighter, complementing the homeowner’s pick of fire engine red kitchen cabinetry and appliances with the green of the outdoors by installing a large picture window, trapezoidal transom, and skylights.

Residential Addition Over $250,000

To update and expand a suburban DC colonial, Gilday Renovations created additions that establish a sense of openness, complement the existing rooms, and incorporate details consistent with the original home. The old kitchen was turned into a service bar and secondary foyer area. The new kitchen, entirely open to the great room, includes an island that doubles as a buffet and service counter. This two-story addition offered solutions to the original home’s layout and space constraints while maintaining the classic heritage of the original architecture.

ARDO CONTRACTING

Bath Over $75,000 & Residential Interior

Winning two awards for their work with this Baltimore residence, ARDO took what were once an outdated bathroom and living room and transformed them into luxurious spaces with key architectural elements that unify their design. The bathroom now boasts a separate toilet and bidet room, a two-person marble tile shower, separate his and hers vanities, and a soaking tub, all on a new marble tile floor with radiant heat. The living room, which once featured a “mod” 1970s wet bar, was brought up to date with the installation of a custom, built-in bar. And, with details like vaulted ceilings with stained wood accent spokes in both rooms, these homeowners now have a harmoniously designed spa-like retreat and a lavish new room for entertaining guests.

Residential Kitchen Under $100,000

The transformation of a mudroom and dining room into one functionally stylish space demanded a total reinvention of the first floor of this Severna Park home. To ensure a seamless transition from one space to the next, Welsh Construction reworked the framing of a wall that had once separated the rooms, thus allowing an uninterrupted ceiling. Then, they toothed new kitchen flooring to match the dining room’s existing hardwood.  These alterations, along with the relocation of two doorways, allowed for the addition of wall cabinets, an island, a window seat, a mudroom, and a multi-functional desk area.
